Where no court appraisal exists, we calculate by the standards court-appointed valuers use: with construction costs from the recommendations of the Austrian Association of Court Experts (Hauptverband der Gerichtssachverständigen) and actual sale prices from the land register. Every figure with its source. We say openly whether a price is too high, too low or appropriate. Our report is not equivalent to a court appraisal. It follows the standards of court-appointed valuers and is to be read as an assessment.
A real project, worked through in full: what completion costs, what it is worth today, whether it pays, how you buy it – and how it is sold afterwards. This is exactly how we prepare every property we put in front of you.
See how we built the finished house from the construction plans – a true-to-plan 3D model, with a camera flight through the property.
The path from project to purchase The full example opens with your commission agreement.
You confirm the commission agreement once, within the project. Then the address, all four steps and – as an example – the pre-sale open up. Until then, the tiles only say what they contain. Every opening is recorded.
After the commission agreement in the project: all tiles open, ready to view.
The full film opens with the example.
Not part of the preparation. If you want us to negotiate and submit your financing, we do so with the documents already in place – and build the pre-sale page for your project along the way. The bank sees: the sale is prepared.Inside, on the example: the building and every apartment, room by room, as it will be when finished · price and price scale for the first buyers · sales plan per apartment · the film with the camera flight · the next steps for buyers

Cost to complete and financial viability follow step by step – all in your workspace, to reopen whenever you like. You set the price in the purchase offer – we provide the calculation and our recommendation. The commission is due only on success: when the seller accepts your purchase offer and all conditions are met – under the Austrian Brokers Act (Maklergesetz).
We handle everything through to the purchase contract. On your instruction, we also negotiate your financing with the bank and prepare the pre-sale.
We screen continuously, including properties that never appear in the auction listings. Whatever fits goes into your workspace. You then need no separate commission agreement for each property – it is part of your mandate.
We calculate these for you too – with our price as a recommendation – and accompany negotiation and purchase before the foreclosure auction.
The appraised value is not the price. You may offer below it – and we justify your price so that the committees of creditor and seller can review it and, if it fits, accept it. Where no appraisal has been published, we start with our price validation – calculated by the standards of court-appointed valuers.
Give us your search assignment, and we take your purchase offer for the property of your choice to creditor and seller – before the auction date.
Dates are postponed, listings deleted and published again. We follow them every day.
We search from a value of €800,000 upwards. Choose region, property type, value and condition – below, you immediately see which properties from court auction listings match.

This is your first check, in the auction listings. With your search assignment, we also search banks’ workout units, insolvencies and direct sales.
The value in the listing is only the starting point. What a property is worth when finished, and what it may cost, is shown by our calculation.
You see the address when you open the property. With the commission agreement, our work on this property begins; with your search assignment, on all that match. Price per m²: calculated from value and area per listing, as of .
